Since 1996 Stephane Chiad (a freelance tour guide) has been offering his services to assist foreign investors explore the best real estate areas in Brazil and to find the right property for them.
During your visit to Brazil we offer you an exclusive customized tour along the Brazilian coastline. You will be in a comfortable car able to search for the ideal investment in a location ideal for you.
We have access to all possible sources of information: Private advertisers, showrooms on sites under construction, developers and local real estate agencies.
On your visit you will be able to see all the available properties which match your requirements (and those available to be purchased from plans). You will be accompanied by a professional who will translate and advise on the positive and negative points of each property.
Stephane will explain to you from an independent viewpoint the advantages and disadvantages of each location and the real values of property in each location. He will advise on the authenticity of the documents and title to property, the quality of the environment, security, economic, social and tourist features of each area, as well as the amenities and facilities offered by the regional infrastructure.
As well as having the comfort and security this assistance offers, you will, in the long run, save time, money and inconvenience.
Before signing any documents, Stephane recommends that in order to secure your investment you use the services of lawyers specialized in Real Estate to process the purchase of your property and to check all the following details:
·The compliance of the construction to the specification
·Certificates showing that there are no liabilities on the property including mortgages
·That there are no claims outstanding from ex-wives, ex-husbands or from family
·That there are no problems with neighbors.
·That there are no plans for use of the land by public authorities
·That the construction has all proper permissions and authorizations.
·That no problems will arise because of claims by other official organizations such as IBAMA (the Environmental Agency), Funai (responsible for Indian rights and claims), Iphan (historic sites and buildings) or Marinha do Brasil (maritime rights) etc.
A Real Estate trip like this is the best way of negotiating direct with owners or their representatives and of avoiding countless unnecessary middle-men and overpricing tactics aimed at foreigners.
The daily fee (unlimited hours) for assistance is €120.00 per day excluding transport, accommodation, meals and incidental expenses.

The day of our excursion started early in the morning of February 22nd, 2006. A tour with Stephane to Monte Pasqual. On the way we stopped at an ostrich farm. After that we made several stops so Stephane could show us several interesting plants and plantations, f.i. coffee, limes, papayas, etc. Our visit to the Indians, prior to the mountain climbing was quite an experience. My husband and I had a wonderful day. To our surprise, Stephane provided us with coffee, sandwiches, soft drinks and fruit. What more was there to wish for? Back in Holland, Evert and I are still thinking of that wonderful day we had with our guide Stephane, who showed us a small part of that beautiful country Brazil-Bahia.
So if you would like to visit Bahia, we highly recommend you to take the excursion with Stephane!!!

In our wildest imagination, we could not have expected how wonderful it was going to be. I know where to start, as there are so many things to comment about. I have been to Brazil 3 times, but I never experienced it from the eyes of a Brazil insider. You pointed our features that were right in front of our eyes for years and we never saw them. The whole trip was fascinating.
Your connections and knowledge saved us hours of time. By the end of the trip, we began to feel sorry for the thousands of tourists that could not experience Brazil the way we did.
We must admit that Monica and I both were hesitant about scheduling your time to be with us every day, for a full week. We wondered if we would have any privacy or would we all be comfortable together, and would it be fun with our six year old son. After having been with you for just one day, we were convinced we made the right choice. By the end of the week, we did not have one single regret or one thing we disliked. You really learn and understand people's desires very quickly.
Don't think we missed any of your planning. I will only say that you think of absolutely everything for every situation, including communication, safety, entertainment, comfort and security of your guests. You undoubtedly learned this from escorting many guests over an extended period. It seems as though you were watching out for us every single minute of the day regarding everything we did."

We toured with Stephane on Jul. 9th 2009 in Salvador Bahia and he was wonderful! He provided expert knowledge of the area as well as taking us to wonderful restaurants, historical sites and beaches.
